When it comes to putting up real estate for sale, you want to make sure you do certain things to help it sell fast and for a fair price. If you have a home that needs a lot of work and you are on a limited budget, then it may be best to sell it as is to an investor. Let them buy it, fix what needs to be done and make the profit. However, if the house is in fair shape then you may want to consider doing some improvements to it that can increase its value and its appeal and make yourself a nice little profit. Give it a fresh paint job in neutral colors
A fresh paint job can give a home a huge facelift that can bring it from drab and dreary to fresh and bright. You want to stick with neutral colors since you don't know the personal preferences of the people who will be considering purchasing your home. If you can, it's best to make sure both the interior and exterior are given fresh paint jobs. The exterior is extremely important because it is the curb appeal that will first capture the buyer's interest. However, the interior is what they are going to try to imagine what their lives will be like in the home when viewing it.
Consider putting in new flooring
Whether you go with hard wood flooring or carpeting will depend on what you feel would be best for the home and possibly even the area you live in. For example, if you live where you get a lot of snow, then hard wood may be best. Or, if the home is a ranch home, then hard wood may also be preferable because it won't hold animal fur like carpet will.
Consider having new kitchen countertops and cupboards put in
If there are two things that can really liven up the look of a kitchen it is new cupboards and countertops. You can sometimes get great prices on both these things if you watch what's going on at your local hardware stores. Just as with the paint, try to stick with neutral or common colors. Go with a nice wood or white for the cupboards and stay away from things like blue, red, green and other risky colors when it comes to the countertops.
Redo the bathrooms
Bathrooms should not be taken for granted. In fact, they can be what makes or breaks the sale of a house in many instances. If you have a bathroom that has an outdated look putting a few thousand into making some improvements can yield you fantastic results. New paint, flooring, a toilet, a vanity and sink and bathtub or shower can bring your bathroom into modern times and turn it into a real selling point.
