Here are four of the most important factors to consider when buying a lake house, as well as one that isn't nearly as important as you might think.

Type of Lake

One of the first things you'll want to consider when purchasing a lake house is the type of lake it's on. In Minnesota, for example, all lakes are public. In other states, however, there are both public and private lakes. Public lakes can get crowded during holiday weekends, which may or not be important to you. Once you've decided on the type of lake you're interested in, you can start narrowing down your options.

Size of Lake

The size of the lake is also an important consideration. It is not something you can change. Larger lakes are typically more popular with buyers and, as such, are more expensive and in demand. If you are looking for a lakeside property for sale and are on a tight budget, try looking at smaller lakes to find something in your price range.

Lake Rules

Before purchasing any property on a lake, be sure to find out the rules and regulations. For example, are you looking for a quiet, secluded spot where you can enjoy fishing and swimming? Or do you want something with more amenities, like boating and waterskiing? Are there any restrictions on wakeboarding or waterskiing? What about fishing? Knowing what's allowed—and what isn't—will help ensure that you make the right purchase for your needs.

Firmness

Firmness may not be the first thing that comes to mind when thinking about a lakeside property for sale, but it's definitely something to consider nonetheless. You want a firm shoreline, not a mucky one. Do not buy a lakeside property for sale with the idea of improving the shoreline by adding a bunch of beach sand and pulling all the 'weeds.' In most states, the Department of Natural Resources manages the shoreline, and those 'weeds' are considered natural habitats for birds and other creatures. Trying to change the shoreline is a big no-no.

Those are four of the most important factors to consider when purchasing a lakeside property for sale. Here's one that isn't nearly as important as many think: the house. While it's certainly important to find a property that fits your needs in terms of size and layout, at the end of the day, it's just a house—and houses can always be remodeled, updated to better suit your taste, or even torn down. The location is what really matters most when it comes to finding your perfect lakeside retreat.
